Cary, North Carolina, has experienced significant growth in recent years, leading to a dynamic housing market. While this development brings economic benefits, it also presents challenges in maintaining affordable housing options for residents.
Chatham Estates Redevelopment
One notable example is the redevelopment of Chatham Estates, a longstanding mobile home park. The property was sold to a developer planning to build new housing units, resulting in the displacement of over 140 families. Residents were given until June 30 to vacate, raising concerns about the availability of affordable housing alternatives.
Town Council’s Response
In response to these challenges, the Cary Town Council has taken steps to support housing initiatives. In April 2025, the council approved over $3.6 million in funding aimed at creating new housing opportunities, rehabilitating existing homes, and providing support to low-income residents experiencing housing instability. These efforts are part of a broader strategy to ensure that Cary remains an inclusive community for all its residents.
Accessory Dwelling Units (ADUs)
To further address housing needs, Cary has updated its Land Development Ordinance to expand opportunities for Accessory Dwelling Units (ADUs). As of June 2025, ADUs are permitted in all residential zoning districts where detached dwellings are allowed. This change provides homeowners with more flexibility to create additional housing options on their properties, contributing to the town’s diverse housing stock.
Looking Ahead
As Cary continues to grow, balancing development with the preservation of affordable housing remains a priority. The town’s proactive measures, including funding housing initiatives and updating zoning regulations, demonstrate a commitment to addressing the evolving needs of its residents. Ongoing community engagement and thoughtful planning will be essential in ensuring that Cary remains a welcoming and accessible place for everyone.
